Shared Ownership

Dransfield developed shared ownership as an alternative product to traditional resort strata ownership models.


Shared ownership is an alternative way to own a holiday home which recognises that it is a second home that is not used all of the time. Typically six to eight owners buy a share house in the home, entitling each owner to 6-8 weeks occupancy per year. This saves 80% of the cost and moves the focus to lifestyle.

Dransfield have extensive experience in all aspects of the selection and appointment of hotel and resort operators.

Our intimate knowledge of market facing terms and the individual strengths and weaknesses of all operators enables us cut through a lot of the noise in operator submissions and identify the best suited operator for the property.


We find that we can extract enhanced deals from the operators compared to a standalone developer/owner as we present many opportunities each year and are aware of best practice and postures, in what is an otherwise unbalanced negotiation.

Dransfield has provided expert testimony on numerous occasions for a wide range of matters in the Supreme Courts, Land & Environment Courts and the Federal Court of Australia.


We also assist in informal dispute resolution and have successfully acted for international and local clients in mediations and arbitrations.


Dransfield is the holder of an Australian Financial Services Licence. This complements our services in providing expert reports, PDS, litigation support, and board advisory.

  • Acted for various publicly listed entities assessing forecasts provided in prospectus and takeovers.
  • Acted for an international hotel operator in assessing whether their hotels performance had deteriorated as a consequence of the managers performance or market conditions outside of their control.
  • Provided expert advice on the performance of a strata title hotel versus original forecasts.
  • Acted for the operator in assessing the future trading prospects of a Gateway Convention & Exhibition Centre, including a valuation of the management rights for a partnership  dispute.
  • Acted for the owner of the property in a 20 year rental dispute involving reserved rent in excess of $100m. This arbitration took place over 40 weeks.
  • Acted for a fund manager to ascertain whether the hotel was being operated in accordance with the standard required by lease.
