The Project and Our Role
Dransfield were appointed by the developer, for several related roles culminating as the exclusive lead agent for this complex $700m project integrating a high-end hotel, serviced apartments, retail and a large format theatre. Dransfield’s multifaceted role included significant preparation of the asset before taking to market:-
- Design review to make fit for purpose
- Feasibility analysis
- Developing an operating and financing structure including a fund through
- Engaging a preferred operator
This was a remarkable transaction in many respects and there are significant learnings gained from what most market participants thought was an impossible task, involving greenfield development, leasehold land, strata title and a fund through structure. This sale accomplished the highest value hotel sale ever in Australia exceeding $700m.
Upon sale, we were engaged by the end purchaser to participate in the design development process to ensure the hotel was fit for purpose and has been appropriately value managed.
