Asset Management Projects


Peppers King Square

Dransfield have been involved in this project over several stages in the asset's lifecycle. We were originally engaged to undertake purchaser due diligence on the hotel.

After opening we were then engaged to assist with the asset management on behalf of the owner and the financier.


Novotel Gold Coast

We were engaged by the bidders to review the financial performance and forecasts for the hotel as part of the acquisition financial due diligence. Our role included: Selecting and negotiating terms with a new operator, creating and owning a special purpose vehicle to employ the hotel employees, to assist with managed investment compliance issues, closing the debt facility to fund acquisition and advising on the $20m renovation of rooms and public areas to the new operator's brand standards.


Art Series Hotels 
We were engaged by the owner to assist with their portfolio ownership and development strategy. Assessment of management structure and review of existing operator performance including benchmarking to comparable operators. Renegotiation of management agreement between the owners and the existing operators which resulted in a significant uplift in value of the underlying assets.

Sebel Harbourside Kiama 
Development management engagement which included a review of operations which led to the replacement of Accor as franchiser with Mirvac. Our role included: managed investment scheme, operator appointment, project completion, project marketing, sale of management rights and Management lots and planning litigation.

EcoPoint Group
Dransfield established, developed, managed and sold the five group in the period 2004-2006. We took a principal position as part owner in the development of eco resorts with a value exceeding $80m. Our role included operational management of three resorts and two tourist parks.


Noosa North Shore 
Upon the sale of EcoPoint Dransfield retained negotiation rights in respect of this significant tourist precinct which included development exceeding $200 million including a substantial tourist park. We subsequently negotiated a long-term management agreement and development management roles in respect of the site.
